The City of Grosse Pointe:

Jacobson’s Department Store was the central component to the retail area of the City of Grosse Pointe known as “The Village”. When Jacobson’s closed because the chain went out of business, the impact was felt by other merchants in The Village. The City of Grosse Pointe desired to understand what it could do to strengthen The Village and enhance its long term viability. The City of Grosse Pointe retained Bieri Company to assist the Grosse Pointe in its efforts to develop retail business.

Bieri Company analyzed historical perspectives, current conditions and future trends. To underpin the study, Bieri Company conducted a survey of both area merchants and residents regarding their opinions and preferences for the future shape of the retail district. Bieri Company further evaluated the uncommon assets and opportunities of the distinctive Village retail district. Bieri Company gave special emphasis to strategies for strengthening and enhancing the area’s long-term retail viability.

Bieri Company’s final report included the following: a recommendation that 150,000 square feet of new retail space could be added to The Village; a recommendation that adding residential to The Village would expand the categories of retail that could be successful in The Village; recommendations as to what future retail tenants and categories could be added to The Village; and an assessment that it is unlikely a replacement department store for the Jacobson’s site could be found.

Bieri Company’s study and report is being used by the city council members to determine the city’s future action as it relates to retail development.
